Who Defines the Guest Experience?
Who gets to define the guest experience: the property manager delivering it, or the platform distributing it?
That question is no longer theoretical. On November 20, 2026, Airbnb's new host policies take effect. For bookings made on or after that date, hosts can no longer require a rental agreement, collect a guest's email or phone number, require ID before check-in, take a security deposit or ask guests to complete checkout tasks.
Whatever you think of each rule, the larger point is clear. Someone is writing the standards for vacation rentals right now. The only open question is whether it will be the people who actually deliver the stay.
Two industries, two answers
Every mature hospitality industry has a shared language of quality. Guests know what a luxury hotel, a fine dining restaurant or an UberXL will deliver before they book. But who sets that language varies, and it comes down to one of two models.
Four Seasons sets its own service standards, amenities and guest experience. Hotels.com distributes the room. It doesn't define what makes a Four Seasons stay a Four Seasons stay.
Uber sets the categories, from UberX to Comfort to Premier, and the service requirements behind each one. Individual drivers operate within standards the platform creates.
The same is true across every hotel tier, from Westin to Hampton Inn to Motel 6. The brand owns the standard and the distributor sells it. In rideshare, the distributor owns the standard and the guest relationship, and the provider follows the rules.
Vacation rentals are at a crossroads
Vacation rentals are no longer a cottage industry. Yet unlike hotels or restaurants, they still have no shared language of quality. That gap won't stay empty.
If professional property managers don't establish a shared language of hospitality, booking platforms like Airbnb will increasingly define it for them. The November 20 changes are an early example of what that looks like in practice.
And that matters. The people preparing the homes, caring for guests and delivering the experience should have a leading voice in defining its standards. Professional property managers are operators, not individual hosts. Their standards should be theirs.
Why we're building Inhaven Stay differently
Inhaven Stay is a new kind of distributor: one built on the standards operators set, not the other way around.
Three recognizable hospitality tiers
Together with professional property managers, we've organized homes into three tiers: Signature, Premium and Lifestyle. They give travelers a clearer understanding of the quality, comfort and service to expect, while each operator defines how they deliver that promise.
In hospitality, the primary driver of a quality tier is service: the higher the tier, the more staff per guest.
For vacation rentals, we measure this with the Care Coverage Ratio™: the number of local service staff to homes managed.
Service is one half of the standard. Comfort is the other: the bed, the bath and the kitchen. Guests remember how they slept, not just the view.
Protecting the operator's relationship with the guest
Everything the new platform rules take away, Inhaven Stay keeps with the property manager:
- Property managers remain merchant of record and hold guest deposits.
- They receive guest booking information and can communicate directly.
- They set their own booking policies and clearly disclosed house rules.
All of this is free to Inhaven clients as we continue to partner to support their businesses. Inhaven Stay is live today, with Quality Stays labeled by tier and bookable direct.
Leading operators are already here
We're proud to work with property managers including Abode Luxury Rentals, Arrived, HeavenlyRez Vacation Rentals, Juniper Holiday + Home, Killington Mountain Homes, Moving Mountains, Prime Vacations, Stowe Resort Homes, TimberRock Village and many more.
The choice ahead
The choice is bigger than where a booking comes from.
Will vacation rental managers define their industry's standards together, or leave that definition to the platforms distributing their homes?
